I need a cover and page template design lay out.

The purpose of this document;
eXp Realty is a virtual real estate company. Agents are joining and coming from a more traditional office usually. When an agent joins eXp Realty, they recieve a several links and logins for several online platforms. Many times, they get completely overwhelmed. This guide is something I am going to GIVE everyone for free to help guide them. This will be a resource they can bookmark and keep as a reference. We will update and add to it often.

I really want a super NICE cover because this will be what we market online to try to get their contact info.

I have a live document for clients that has links they click on to explore different areas of my company with a description of each area in the doc. It is currently 4 pages of content, and needs a SUPER NICE Cover! I have it currently in a Google Doc, and would like for it to remain in there because it's something we update often. I could send my clients the link to view, but not edit.
So it would be designing a super nice cover and a template for the pages.
Colors are Orange, Blue and White.
UPDATE: NO eXp Realty Logo inside or on the cover or anything prominent.....as this is NOT our company.

UPDATE: Please do not include an eXp logo on the cover!! Cover color must be Blue, Orange and White. NO eXp is a virtual company on the cover, or inside! Also, it is a Brochure, not a book.
