Search done by searching from the current date backward. Details like Vesting Deed, Current Tax status, county assessment information, open mortgages, judgments, liens, and legal description will be captured. This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions, and pre-tax auctions. Two owner search-Client requirements we are handline are * Assessor Required * Tax Required * FVD Compulsory . Subject Mortgage Compulsory * TWO FVD Compulsory - If not found need to perform 30 years Search cover. * Subject Mortgage and related documents ( Mod, Asg, Sub, Lispendens, etc.) Required * BRB search (Judgment) required (Min 20 years), If not available just Skip out. * POA Required if found * Probate Documents are required where a Death has occurred for a party that was in the Chain of Title . Plat map required . Subject Mortgage not found please mention in the search note.
