Contest Brief

Deliverables:
Mainfloor layout
Second floor layout
Front view at grade (fascade)

Looking for a design for the Floorplan and front facade of a house (main floor + second floor). A few key thoughts (in reference to the attached blueprint showing foundation)

- garage must stay were it is and feature a 9.5' wide garage door
- exterior walls need to sit on foundations. There is a small area for the EAST wing which is only currently 15' wide - this can be expanded to 20' for second floor only. This applies to both first and second floor - you can use all kinds of ideas for the front fascade to give it depth and character but walls must sit on foundation at the front of the house
- no front porch needed. Area in front of main door should not exceed 5 x 8 feet maximum.
- floor should contain 3 sets of stairs (Basement -> main floor, main floor -> 2nd floor, main floor (office to 2nd floor MBR-see below)
- MBR must have an office directly underneat it with private stairs (from office to MBR)
- upstairs must have
- 1 MBR with his/her walk in closet and en suite. Large ensuite with walk in shower, tub, 2 vanities. vanities preferably not beside ach other
- 2 bedrooms with 1 shared bathroom between them with tub (with cheater door)
- 1 bedroom with small ensuite (with shower)
- 1 open family type area/living room

main flor must have
- powder room
- kitchen / with bar- breakfeast seating
- living
- dining

Sunroom / Pool enclosure - should feature
- pool mechanical room (at least 10x15
- indoor pool
- hottup
- patio kitchen (small countertop, fridge, grill)
- seating area
- firepit

basement design not needed other than stairs

Key design ideas

- open feeling - second floor should not use 100% of footprint. should have large areas were mainfloor is open to scond floor
- There should be a door from basement to pool area (step up) and patio door from main floor to tool area (step down). Need to clearly articulate the location of those doors.
- all floors should have lots of light and maximize the west/south exposure. Windows should be part of layout. Windows can be large and stretch more than one floor where the floors are open/combined.
- Sunroom will big single level only - it will start at 4' below grade of the house and will go to approximatly the bottom of the second floor. Keep in mind when considering windows

      currently the back of the property the main floor is 4 feet above grade but the addition/sunroom we wan to put at grade (so it will be 4 feet below main floor). my appologies - sunroom will be at grade - not below grade.

      this house is for an existing foundation - the 5x19 is what's already there - we have to design the house to fit on the existing foundation

      top of basement has to be with grade at front of house. other than that no height restrictions. preference for 9' or 10' (or comiination of celings)
