Poster A4 to promote my investment property on notice boards

I need an A4 Poster to promote my investment property. Copy attached (you may not be able to fit all of the features list). My preference is for Pic02. I have hi-res of the other pics attached if needed. This poster will be used on local notice boards within shops and cafes.
We may hand-out at the open homes, so need a version with tear-off contact details and a version without.
