Apartment Brochure

We need a trifold brochure designed for an apartment building. We will provide images, text, and a logo idea. I am looking for someone with a good marketing sense because you will be given the some freedom to select which text and images that will go into the brochure. I have included a couple sample brochures that I like. I like the first sample because it outlines all the different floor plans effectively. It may not have enough text though. I like the second design because it is a little more fun and less blocky. Also, please submit samples of your work. Thanks!
