Advanced Real Estate Financial Modeler

I am looking for an expert in financial modeling to create a detailed and sophisticated financial model for a real estate project. The model should be able to assess and analyze the cash flow and investment potential of the property. The key requirements for the project are: - An advanced level of complexity: As the financial model will be utilized in the real estate sector, it should be able to handle complex calculations and scenarios. - Specialized industry knowledge: Experience in the real estate industry is a must, as the model should be tailored to its specific requirements. - Analysis of cash flow: The model should include a comprehensive cash flow analysis, considering various factors such as operational costs, rental income, and potential fluctuations in the market. - Investment analysis: A thorough investment analysis is needed to evaluate the profitability and risks associated with the real estate project. Ideal candidates for this project should possess: - Proven experience in advanced financial modeling, preferably within the real estate industry. - Strong analytical skills and attention to detail. - Excellent knowledge of financial principles and real estate market dynamics. - Proficiency in relevant software for financial modeling, such as Excel or specialized real estate software. - Ability to deliver high-quality work within the agreed timeline. Please note: I have a very simple existing base model I want to build on. There will be a few steps toward an aggregated spreadsheet modeling multiple projects: 1. Get one working layer in what will ultimately be a model that aggregates a view across multiple projects. Have a single input section on the project layer for key variables controlling the model. 2. That view should be built using the template provided. 3. Review and fix any errors in the template--specifically errors noted in red where the initial monthly cashflow is larger than it should be and where the ending period cashflow is massively larger than it should be. 3. This was originally a model for about 3 years so I was not concerned about escalation and compounding. Now, I need to have this as a 30+ year model, making escalation and compounding significant. I need to be able to input an average annual inflation for the line item and, then have the model accurately calculate the inflated cost/value for the future monthly cashflows, correctly compounded. 4. Provide a summary at the bottom of the worksheet showing the NPV and IRR for the project with these base cashflows (100% land/cash equity). 5. Provide an alternate NPV and IRR with a single layer of project financing. This should allow me to input the cost of the debt and assume the debt is drawn at a specified percentage pari passu as the project progresses during development. Financing will only be for construction/development and is not likely to last longer than 10 years maximum. 6. To be clear, the ultimate user is familiar with this simple, base view and I just need this model to be refined in the way described so that it has a similar look/feel. On completion and evaluation of the single layer, I'll ask that it be replicated across 20 worksheets with an aggregate summary layer showing the net annual cashflows for each project for a portfolio level view of key variables showing performance of each individual project and the project group overall. Should this become too cumbersome for a single spreadsheet, I'd ask that it be broken down into individual spreadsheets in a single folder with a single summary file that links to and aggregates the results into a portfolio-level view.
